Property Valuation

The principal function of the Assessor's Office is to ensure a fair and equitable assessment of all properties in the Town of Gates. Property assessment is the basis for taxes levied by the Town of Gates, County of Monroe, Gates-Chili School District and the Spencerport Central School District. Also, special district charges for the Gates Fire Department and the Gates Volunteer Ambulance, among others, are based on the assessed value of each property in the town.

Since the property taxes you pay are based on the assessed value of your property, our goal is to maintain current and accurate assessment data. The assessed value is defined as the current market value of your property where each assessed value represents 100% of its market value.

The Assessor's Office maintains physical/structural data on all parcels in the Town of Gates to establish an assessed value for the equitable distribution of property taxes. This ensures that all taxpayers pay their fair share of the overall tax levy. The most common and accurate way to value a property is to compare it to recent sales of similar homes within the neighborhood (or a nearby similar neighborhood). In order to accurately value properties, our office carefully analyzes over 400 sales per year for use as comparable sales.
